A 69,330-square-foot medical outpatient building anchored by Johns Hopkins Medicine has sold at 6849 Old Dominion Drive in McLean, marking the second time buyer Thomas Park has acquired a medical property from Stewart Investment Partners in roughly a week.

Transwestern's Mid-Atlantic Capital Markets Group brokered the deal, announced Wednesday, Aug. 19. The sale price was not disclosed.

The building is 89% leased to a diversified tenant mix, with more than half the space occupied by healthcare providers. Johns Hopkins Medicine, one of the country's top-ranked health systems, is the anchor tenant.

Gerry Trainor, executive managing director at Transwestern, said the deal gives the buyer a path to "fully convert the property to a medical office building." Trainor represented the seller alongside colleagues Jim Cardellicchio and Rowan Miller.

Second deal in a week

The Old Dominion Drive sale follows the sale, announced the week of Aug. 11, of the MedStar Health Medical Center at 1420 Beverly Road. That 47,185-square-foot building is fully leased, with MedStar occupying 85% of the space. It was last renovated in 2022 and also moved from Stewart Investment Partners to Thomas Park through Transwestern, according to FFXnow.

Together, the two transactions shift more than 116,000 square feet of medical office space in McLean to a single new owner within days of each other.

Healthcare demand in McLean

Transwestern cited the community's affluent residential base as a driver of medical demand. The firm noted McLean's median home price exceeds $2 million and that its residents include politicians, diplomats and members of Congress who sustain steady demand for healthcare services close to home.

The building sits about 10 miles from Washington, D.C.

No timeline has been announced for conversion work at 6849 Old Dominion Drive, and the nature of Thomas Park as a buyer has not been publicly disclosed. Trainor's characterization of the purchase as a conversion play suggests additional medical tenants could follow.
