McLean's luxury-heavy housing market faces a test as buyer activity across the Washington, D.C., metro area continues to weaken.

Bright MLS data for the week ending Oct. 18 shows the Mid-Atlantic region recorded its sixth consecutive week of five-year-low purchase contracts, according to a report from TysonsToday. There were 4,164 new contracts during the week, down 15.5% from the same period in 2025.

Sellers are pulling listings at a sharply higher rate. There were 593 canceled listings during the week, a 43.2% spike from a year earlier. Bright MLS attributed the surge to sellers growing discouraged as buyers pull back across the service area.

Homes are also taking longer to go under contract. The median time to contract reached 34 days, five days slower than the same week last year. That metric has lagged behind 2025 for 10 straight weeks.

The data covers Bright MLS's full Mid-Atlantic service area, spanning six states and the District of Columbia. It does not break out figures for individual counties or ZIP codes.

McLean entered fall from a position of strength

McLean's 22101 ZIP code led the entire Mid-Atlantic in luxury-home sales during the second quarter of 2026. Of 144 transactions, 76 qualified as luxury sales, FFXnow reported in August. Bright MLS defines luxury as the top 5% of sales in a given metro area. For the D.C. metro, that meant a minimum price of $1.9 million during the second quarter.

Lisa Sturtevant, Bright MLS chief economist, said in the FFXnow report that high-income buyers have been less affected by elevated mortgage rates. "Luxury buyers, on the other hand, are far less dependent on traditional financing and can act quickly when they are ready to buy …" she said.

That insulation may buffer McLean from some of the regional slowdown. But buyer activity across the Mid-Atlantic has now weakened for six consecutive weeks, and canceled listings are climbing.

As of August, McLean's average house price stood at $2.08 million, up 38.3% year-over-year, with homes averaging 19 days on market, according to a TysonsToday market report. More recent McLean-specific figures were not available at publication.
